Understanding the model

What drives the return?

Connect the return to the revenues, costs and financing behind your study.

A feasibility study brings the investment case into one connected view. The useful question is how the project's assumptions become cash flow, and how that cash flow shapes the reported return.

Start with the project

The model begins with the programme and the assumptions behind it. For a hotel, the operating story includes rooms, rates, occupancy and the costs of running the property. Development costs and financing complete the investment picture.

Keep the distinction between project facts and proposed inputs visible. The same headline result can come from different operating and financing assumptions, so the context matters as much as the number.

Follow the cash flow

The financial model covers revenues, operating costs, financing and project cash flow. Reading those parts together shows how the operating case connects to the investment case.

Use the values-only Excel workbook to review the generated financial detail. It is a delivered set of model results, so do not assume that changing an exported cell will recalculate the rest of the study.

Ask a question in context

The completed study includes IRR and NPV alongside the underlying financial outputs. The AI Feasibility Analyst answers from that project's data, keeping the discussion connected to the study you are reviewing.

Questions such as “Which assumptions shape this result?” or “How does financing appear in the cash flow?” give the conversation a specific starting point. Read the explanation together with the workbook and report.

Before you move on

  • Review the programme and revenue assumptions.
  • Read operating costs and financing alongside cash flow.
  • Keep proposed inputs visible in the discussion.
  • Use the project-aware analyst to clarify the completed study.
